How do I arrange a viewing for an Orchard Apartment residence?

What information do I need to apply for an apartment?

To complete an application, Orchard Apartments requires you to have:

  • First and last month's of rent, paid as a deposit (payable by cash, debit / bank transfer, certified cheque, or money order)
  • Two pieces of photo identification (driver’s license plus one additional)
  • Proof of income (Letter of employment and 2 of your most recent pay stubs) If you are self-employed, we ask you to please provide a T1 and proof of registered business)
  • Two references one personal, one professional: their name, address, and phone number.
  • Previous/Current landlord information for a reference 
  • A guarantor may be required, ask us for details
  • Application to Lease form filled out, front and back, by all applicants (including, if necessary, the guarantor)
  • $100 Cash refundable security deposit per set of keys

Leases are for a 1-year term

What is the application process?

Please be prepared to provide all necessary information (link to list above) to the Leasing Coordinator or Property Manager upon applying for an apartment. Once you’ve completed the application and provided first and last months’ rent as a deposit, we will conduct a standard banking credit check to verify your credit rating and financial standing. The application process takes between 2-3 business days. 

Upon approval, a move in date is scheduled, provide you with keys, organise a tour of the building and its amenities, and go through any remaining information you might need to move into your new home.

How can I pay my rent?

Convenience is key! We offer multiple options for you to pay your rent. We accept post-dated cheques, money orders, certified cheques, cash, and e-transfers. You may want to speak with your Property Manager or our Support Office Payments team for more information.

When is my rent due?

All rental payments, including parking, are due on or before the first day of each month.

Are utilities included in my rent?

Utility inclusions differ across properties. The Leasing Coordinator will discuss which utilities are included for perspective properties. Heating and water are included. Some of our properties also include hydro electricity.

Is parking available? Is it an additional cost?

Parking is available at all our apartment buildings.

The price for parking varies across buildings and whether it is indoor or outdoor. Our Leasing Coordinator will provide details for you on parking availability at the building of your interest, as well as pricing details. 
 

Do you have laundry?

Yes, each of our buildings has on site, coin-operated laundry facilities. They are conveniently open 24/7. For your safety and security, all our laundry facilities are cleaned and maintained on a regular basis and have monitored security cameras. Ask your Property Manager for more details on where to locate the laundry room in your building. 
 

Are you buildings pet friendly?

At Orchard Apartments, we love animals of all kinds. All of our buildings are pet friendly.

Can I paint or hang things on the walls of the unit?

Yes, this is your home, and we welcome you to make it your own. 

Keep in mind, however, that you will be required to bring the walls back to the original condition they were in when you moved in. This includes patching any holes, painting, and conducting any ‘make-good’ works required. 
 

Does Orchard conduct property inspections?

Yes, we conduct regular and thorough inspections of the building structures, roofs, HVAC systems, electrical and plumbing, fire and security systems, grounds, landscaping, parking, and more. Each rental property has a comprehensive preventative maintenance program in place. As well, our property managers and in-house engineers conduct monthly and annual assessments of each and every building.

Do you have onsite staff and security?

Yes, all our buildings are equipped with security cameras that are monitored by our on-site, live-in Superintendents and Property Managers.
 

Do I need renters insurance?

We highly recommend residents take out renters’ insurance including Content Insurance for personal belongings, as Orchard Apartments does not cover this. Getting covered is simple and easy, can cost as little per month as a few cups of coffee, and insurers will build a policy that best suits your needs and budget.

I have a maintenance request or issue with my apartment, who do I contact?

We are happy to help. Please contact your Property Manager by telephone or drop a written letter into the communication box located at your building.
 

I have an emergency maintenance request and it is outside regular 8:30 am – 5:00 pm hours, what do I do?

Please contact your Property Manager or call our Resident Emergency phone line 416-988-3486.
 

How much notice is required to end my lease?

In Ontario, to terminate a monthly or a yearly tenancy, at least 60-days notice shall be given before the date of termination is specified to be effective and that date shall be on the last day of a monthy or yearly rental period. This must be provided in writing by providing your property manager with an N9 form. As an example, if notice is provided on January 10th, the termination date will be March 31st.
